Are you considering a relocation, or purchase of a home cottage or investment property, outside of Calgary? If so you should give serious thought about the person that you will likely use as your agent in the new location.
I have been selling real estate in Calgary for about 11 years now. In addition to my usual marketing activities, I’ve also taken it upon myself to network with other REALTORS® and Real Estate Agents, particularly across Canada and the USA. I have a HUGE database of agents. Many of them specialize in a certain product, for example vacation cottages, lakefront properties, acreages, condominiums or residential single family homes. Others specialize in business brokerage or industrial warehouses.
There are by some estimates, in the area of 1,500,000 real estate agents across Canada in the USA alone. Finding one that specializes in your focus area might be a bit of a challenge for you, don’ you agree? I have travelled across Canada and into the USA to “eyeball” my fellow agents, shake their hand and get a feel for who’s doing the moving, and who’s doing the shaking in any particular area. I have an intricate network established and am in daily contact with at least ten to fifteen real estate agents in North America.
Many of these real estate agents belong to a special affinity group. Do you have an unusual hobby or pastime? Are you a Rotarian or member of the Lions Club? Maybe your family unit doesn’t fit the traditional mold. Do you need someone that speaks your language? Trust me I have all that on file, and have established professional relationships with them, or I know someone who does. While I may not have met these real estate agents personally, you can take comfort in the fact that if I have not already met them, I will have done some due diligence before handing you over to them, and have in all likelihood had at least one qualifying discussion with them over the years. No, not all Million-Five of them, just the good ones!
I want to make sure that you are paired up with a real estate agent who is a good match for you and your family. Maybe you already have a certain property in mind. If so, please consider that the listing agent probably has already established a very good relationship with the seller, perhaps over a lifetime! This is especially true in small towns and villages where strangers are sometimes viewed as “outsiders” by the locals for years after they settle in, or where everyone has grown up together. Do you think it would be in your best interest to negotiate with the sellers agent who might have a better relationship with his seller than he does with his own family? I’d like to suggest that it is not.
