Eau Claire Estates is one of Calgary’s first luxury condominiums.   It is situated on the banks of the Bow River, just south of Princess Island Park, and west of the Sheraton Suites, Eau Claire YMCA and the ever popular Eau Claire Market.

Eau Claire Estates is a  stately High-Rise Condominium project in the Community of Eau Claire in Calgary’s City Centre District.  Eau Claire Estates is located at 500 Eau Claire Avenue SW, Calgary.

Eau Claire Estates is also in very close proximity to Esso Plaza, the Petro-Canada Building and Calgary’s newest addition, the Encana Tower.  These landmark buildings employ thousands of professionals, mainly in the oil patch and were among the first customers lining up to by into the Eau Claire Estates condo back in 1981. Many of Calgary’s busy elite reside here.   Some of the suites are corporately owned, and utilized by executives as business centres. The units are of course air conditioned.

Eau Claire Estates was designed by world renowned high-rise architects Skidmore, Owings & Merrill and is characterized by outstanding quality in design and construction.
Skidmore, Owings & Merrill’s world projects include: New York’s new Freedom Tower, the Al Sharq Tower in Dubai and many other world class buildings including the world’s tallest tower, the Burj Dubai, which was completed in 2009.

Eau Claire Estates high-rise condo was developed by Oxford Properties Group. Oxford’s team of architects, engineers and contractors designed and built to very high standards, thereby ensuring quality and comfort.  From a substantially larger than required main circuit breaker, with longer life expectancy, to the 200 millimetre (8 inch) thick concrete floors and ceilings, Eau Claire Estates has provided residents with quality of construction and extremely comfortable living for over 25 years.

Additional construction features include:

  • special sound proofing features in all homes, which include:
    • double wall construction
    • lead lined drainage lines and
    • private stairwells which provide physical separation between homes

The Eau Claire Estates condominium complex features 10 towers situated around a beautifully landscaped central courtyard. Many of the homes have at least two fabulous views and some have three or four. With only one or two suites per floor, many homeowners have their own private elevator lobbies while others share their lobby with only one neighbour.

Each living unit is personalized, some with the finest combination of finishing’s and fixtures. Homes have many different floor plans with a myriad of sizes, designs and vistas from less than 1,000 square feet to more than 4,300 square feet.

Many homes have been completely renovated and include:

Eau Claire Estates is well secured with two Commissionaires on duty at all times. They are kept very busy and the residents tend to utilize their services to the maximum.   They are always on the go it seems, accepting deliveries, flowers, calling up to the suites with visitor arrivals etc.

One of the most intriguing features is privacy at Eau Claire Estates. The central core design of the 10 residential towers and their unique construction allows no more than two and in many cases only one home per floor.  Replacing typically long empty corridors, each suite has an intimate and private, elevator lobby. In addition, the 14 elevators throughout the complex provide minimal wait times for the short commute to or from your suite.

The best way to describe these buildings is probably town-house high-rise towers.  The towers consist of four buildings A through K, with the omission of building “I” assembly to minimize confusion.  Buildings A to C are closest to the front entrance while D to F are on the west side of the complex, G & H on the North, and J & K on the North-east side of the complex.   The suites mostly have windows in two directions.  Either north and south, or both east and west.   There is at most two suites on any floor to my knowledge, with two elevators to service them. Each building has it’s own set of elevators so there are no long waits.

Parking is titled and underground on one level and there are facilities for storing bicycles.  There is one visitor parking stall on the outside, but you may obtain a parking pass from the concierge to park underground.  There is ample pay parking on the street on the north side at least until such time as the parking lot is developed.

Amenities include cable TV, heating & electricity, air conditioning,  a swimming pool, hot tub, his & hers saunas, fitness room, car wash, BBQ area, Lounge and Courtyard. The fitness room is well equipped with at least 2 stair climbers, universal gym, 4 cycling machines, 3 good quality tread mills and water cooler.  The pool is .8 metres on the shallow end and 1.2 metres deep on the deep end.  There is no charge for the use of any amenities.

The suites incorporate solid oak doors for privacy and security, and most have natural gas fireplace with floor to ceiling marble mantle.  There is also in-suite laundry facilities and waste disposal chutes.  Condominium fees for most of the units currently range from $1000 to $2000 per month.

Security – Professionally trained security staff provides every residence with the confidence that whether they are at home, enjoying our 3 acres of seclusion, or away on travel, the facility has protection unlike any other condominium in the city.  Security staff monitors activity 24 hours a day, throughout the complex. A central control station with video cameras and digital video recorders monitor; common areas, the underground parkade, perimeter access points and the health club, thereby providing an additional level of security. For additional protection, guests are announced by the security staff, prior to being provided directions to your home.

Storage Lockers are assigned and there is usually a small waiting list.   When a unit is sold the storage locker assigned to that unit goes back in the pool and becomes available to the next unit holder on the list.

Pets – Birds, cats and fish are the only pets are allowed, and the board reserves the right to withdraw permission for any animal which creates a disturbance or nuisance.

There are fourteen elevators in the Eau Claire Estate Condominiums. There is only 2 units on any give floor and each of these is accessible by twin elevators. The penthouses and sub-penthouses are situated on the 4th and 5th floors of the low-rise towers, and on the 23rd & 24th floors of the high-rise tower.   There is a mechanical room on the 25th floor.

Eau Claire Estates is proud of its new, state of the art boilers, chiller and other mechanical equipment.  Three new boilers deliver maximum heat throughout the complex, at energy and efficiency levels not previously experienced. The new chiller unit provides chilled water to every home for use with their own independently controlled air conditioning units.   New rooftop makeup air units have also been installed in several towers during the past 4 years, and the 6 remaining towers are already scheduled for replacement.  These new units also have state of the art controls, and provide excellent energy efficiency.

A new software and hardware Automated Building System was installed in 2007.  This new system provides the ability to remotely control major mechanical equipment.  This is important because it controls the equipment based on outdoor air temperatures, and peak load periods of the day, thereby ensuring maximum comfort levels, while maintaining low operating costs.

Chiller

This state of the art chiller provides chilled water to every home which then provides environmentally controlled air conditioning via in-home thermostats.

Self Management – In 2006 Eau Claire Estates made the transition to self management.  Prices currently range from about $650,000 to about $4,000,000 on the asking.
