The Xenex Hi-Rise Condominium was built in 2008 and is located at 788 12th Ave SW, Calgary in the community of Connaught.  It is registered on Condominium Plan #0910813 and is comprised of 303 condo units, 154 of which are living units and 153 are underground titled parking stalls. There are eight City Homes on the main floor and all floors have nine units except the first to third which hold eight, and the four penthouses on the 18th floor. There are crossover floors on the 4th, 8th 12th and 16th floors in case of fire.

The Xenex, by Bucci Developments is located right in the heart of Connaught just a block East of Safeway.  There is a small confectionary across the street and a block West of the Nuvo Hotel. The suites are air conditioned, and many have balconies. Most of the homes in the Xenex are small one or two bedroom units with small closets and bright floor to ceiling windows.

The Xenex constructed with high specifications, and the lobby always seems clean and bright. There is a recycling room on the main floor as well as several storage rooms, both dedicated and shared.

There is a fascinating bronze sculpture by Alan Henderson celebrating the Xenex in front of the building.  It was commissioned by Bucci and is named “Ten Figures in Motion with a Horse”.   Go ahead and count them.

There isn’t a lot for amenities in the Xenex, but if you are looking for a well built downtown condominium in the city core at a reasonable price the Xenex is a good option.

Parking is heated underground on four levels.  Most of the units come with a titled parking stall with the exception of the small studio apartments. There are five stalls reserved for a rental pool and several underground visitor parking stalls.

There are currently no age or pet restrictions at the Xenex.

Water is included in the monthly condominium fees.  Gas and electric are paid by the unit holders.

The Executive Estates condo was built in 1971, and is located at 1123 13th Ave SW, Calgary in the community of Connaught right behind the Connaught SchoolExecutive Estates is comprised of 52 mostly one and two bedroom suites, many of which are two story.  The windows are notably sizable and therefore the units tend to be quite bright and cheerful.   Executive Estates is an apartment conversion which completed in 2006.  It is registered on Condominium Plan 8811491.

There is quite a lot going on here at Executive Estates, starting with the impressive staircase leading up to the building.  There is ample three-hour parking out front on weekends, which could become scarce during the week due to its close proximity to downtown Calgary. The balconies in Executive Estates are protected and large, with no gas outlets.

The Executive Estates Lobby is modern and clean.   There is a small seating area where your guests can make themselves comfortable.  The building is surprisingly quiet, for the most part.

The 52 living units in Executive Estates are serviced by two Otis, 12 person capacity elevators, which while old, function amazingly well and for this size of building is all that is required. The Mailboxes are around to the left.  Many of the common areas such as that have motion sensing light switches to conserve costs.

The hallways in Executive Estates are clean, quite and bright, and are finished in a retro-style mirrored pattern.   There is a garbage chute conveniently located nearby the elevator.

While most of the units appear to have connections for  in-suite laundry, some unit-holders may prefer to utilize the commercial grade coin operated washers and dryers in the basement.  The Laundry Room is one of the more cozy ones that I have run into, and it’s a great way to meet your neighbours over a game of cards or coffee!

The Ravenwood Condominium Tower is located across the street from Sunalta House at 1334 12th Ave SW, Calgary in the community of Connaught.   The Ravenwood is 8 Story’s high and was built in 1980.  There is a number of retail establishments on the main floor, partially obscuring the resident’s main entry.  The Ravenwood was registered on Condominium Plan 9110401.  The main floor commercial tenants currently include Muskoko Renovation Group, Sid’s Hair Studio, Japanese Noodle House, Fortune Nails and Ravenwood Alterations.

The Ravenwood was converted from rental apartments in 1991.  The common areas are air conditioned, and the  units have large spacious balconies, especially the corner units on the west side.   Heat & Water/Sewer is included in the condo fees.

The Ravenwood lobby is quite presentable, and the building seems to cater to a younger demographic.   There are two almost new, 16-person elevators servicing the 54 living units.

While The Ravenwood condominium’s have provisions for in-suite laundry, there is also a laundry room on the 2nd floor with four coin-operated commercial-washers and four commercial dryers. There is a a board room on this level, which I understand might be the subject of discussion with the possibility of converting it into another unit, perhaps for an onsite manager, or simply to raise funds.

Residents also have use of the 2nd floor picnic terrace, but they’ll have to duck past a massive but relatively new air conditioning unit first.
