Welcome to La Caille Parke Place.   This distinctive condominium is centrally located in downtown Calgary in the Community of Eau ClaireLa Caille Parke Place is located at 110 7th Street SW, Calgary, AB.  It backs onto the Bow River, right in front of Peace Bridge and so there are some spectacular river views on the North side.  On the North, is the Oscar, and on the West is Chateau La Caille.  Centrally located in on of the most desirable communities in the city, La Caille Parke Place is a prestigious address which will afford you many benefits such as quick access to Princes Island Park walkway and Downtown Calgary.La Caille Parke Place

La Caille Parke Place is well built, using bricks and sandstone, which is rather a rare commodity these days it seems.   It stands fifteen stories high, but in elevator terms only goes up to the 12th floor which a 2 Story unit measuring an enormous 4690 Square Feet. The upper floors contain several more penthouse and sub-penthouse units.  Three on the 11th Floor, four on the 10th floor,  and 6 units on each of the other floors for a total of 48 living units in total.  Units 1 through 5 are commercial bays on the main floor. La Caille Parke Place was constructed in 2003. The suites in La Caille Parke Place are luxurious with high quality finishing.

There is a generous loading zone in front of La Caille Parke Place, and visitor parking is available on the street.    I have never had a problem finding any.   It is free on Sundays and on the evenings.  Otherwise you need to pay using the ParkPlus System.

The lobby is spacious and well appointed.   Unfortunately this photo doesn’t quite do it justice.  There is a Concierge Desk, which is manned on Weekdays from 9:30 AM until 7:30 PM and from 10 AM until 6 PM on weekends. The concierge is seldom very busy and so has time to be pleasant and cordial to your guests.

In Summary, La Caille Parke Place is an exclusive high-rise condominium building in Eau Claire.  Price seldom go below $500,000 and the mid to large-sized units past the 8th floor are currently selling from 1 to 3  million dollars.

Prince’s Crossing is one of Eau Claire’s more established Condominium Buildings.  It was built in 1981, well before the latest building boom in the 90’s and 2000’s.  Prince’s Crossing was converted from apartments in 1993 on Condominium Plan 9310779.  It still has an amazing amount of charm and finesse.   Prince’s Crossing is located at 738 3rd Ave SW, Calgary, AB in Eau Claire, Kitty-Corner  from the Eau Claire Retirement Reside and Catty-Corner from the Pavilions Condominium Complex.  Prince’s Crossing is very nearby the Peace Bridge, Prince’s Island Park and is in the heart of Downtown Calgary in the Eau Claire District.  Some of the suites have a partial river view.

Several businesses occupy the main floor of Prince’s CrossingBuchanan’s Restaurant, Tower Cleaners, a Mini Market, and Silk’s Hair Salon.  The Mini Market is accessible from the lobby, as is the Tiny Tykes Day Care on the 2nd Floor. Throughout the rest of the building there are an incredible array of floor plans comprising 210 living units on 17 floors including a number of incredible penthouse and sub-penthouse units.  There may be provisions only for washer/dryer combination units in-suite.

The lobby is spacious and manned 24/7.   I found the attendant to be unusually amicable.  Gordon has been there for 4 years and seemed to like his position there, and take great pride in carrying out his duties.  For this reason  I suspected him to be a unit-holder but I was wrong.  Unlike most condominiums, Prince’s Crossing apparently hires their security people privately and this seems to make a huge difference.  There are three Otis Elevators, very generous by today’s standards.   There is a refundable damage deposit of $100 to move in or out (Subject to change)

Prince’s Crossing has an Exercise Room with rubber floor on the second floor.  It is spacious and airy, with a big screen TV, and his/hers steam rooms and lockers. It has several pieces of workout equipment. The Prince’s Crossing Exercise Room may be utilized between the hours of 6 Am and 11 PM daily.

Prince’s Crossing has an adequately sized Party Room – May be used by unit holders between the hours of 9 AM and 11 PM. There is a $50 damage deposit which is completely refundable assuming no damage, and subject to change.  The party Room accommodates about 50 with chairs, and has a kitchen.

There is no visitor parking within Prince’s Crossing. however there seems to be ample assigned parking stalls for unit holders on several levels underground. The entrance to the parkade is behind the building, between 3rd and 2nd Avenues. Maximum door height of the overhead door in the parkade is 6’4”.  There is short term pay-parking available in front of the building. (Free evenings & weekends)

In summary, my visits to Prince’s Crossing have left me with the feeling this building may be a good option for working professionals who want to buy a centrally located condominium at a reasonable price in a good area.  It seems to have a good demographic mix and pride of ownership is apparent.   If you are interested in relocating to or from Prince’s Crossing or elsewhere in Eau Claire, I would like to speak to you.
