The Xenex Hi-Rise Condominium was built in 2008 and is located at 788 12th Ave SW, Calgary in the community of Connaught.  It is registered on Condominium Plan #0910813 and is comprised of 303 condo units, 154 of which are living units and 153 are underground titled parking stalls. There are eight City Homes on the main floor and all floors have nine units except the first to third which hold eight, and the four penthouses on the 18th floor. There are crossover floors on the 4th, 8th 12th and 16th floors in case of fire.

The Xenex, by Bucci Developments is located right in the heart of Connaught just a block East of Safeway.  There is a small confectionary across the street and a block West of the Nuvo Hotel. The suites are air conditioned, and many have balconies. Most of the homes in the Xenex are small one or two bedroom units with small closets and bright floor to ceiling windows.

The Xenex constructed with high specifications, and the lobby always seems clean and bright. There is a recycling room on the main floor as well as several storage rooms, both dedicated and shared.

There is a fascinating bronze sculpture by Alan Henderson celebrating the Xenex in front of the building.  It was commissioned by Bucci and is named “Ten Figures in Motion with a Horse”.   Go ahead and count them.

There isn’t a lot for amenities in the Xenex, but if you are looking for a well built downtown condominium in the city core at a reasonable price the Xenex is a good option.

Water is included in the monthly condominium fees.  Gas and electric are paid by the unit holders.

The Havenworth Condo is located at 4440 14th Street NW, Calgary in the Community of North Haven just across from Nose Hill Park. It was developed by the Courtenay Group out of Edmonton, and constructed in 2010.  The Havenworth is registered on Condominium Plan 1010400.  It consists of 20 living units – 8 of which are two-bedroom and 12 are one bedroom.  Thee are 30 secure underground parking stalls.

The Havenworth suites are really quite remarkable, with great attention given to the details.  For example the kitchen cabinets are made from Lyptus hardwood from Brazil which is grown specifically for use as a commercial hardwood. Inner doors in The Havenworth are made from beautiful Sapelle from Africa.  The grain and colouring of this wood is mesmerizing.    The homes are spacious with incredible finishing, and the hallways are warm and cozy, with a central octagon shaped lobby which seems to promote a a strong sense of community.

The floor plans in The Havenworth range in size from 1130 square feet to 1905 square feet. There are only five suites on each floor.  Three are on the North side and two are South facing. Only 4 of the units are not corner units.  The balconies and terraces can be as large as 419 sq. ft.  Some are wrap-around, and some units have up to three balconies.

Nine Eight Hundred is an apartment style condo conversion which was built in 1982. It is located at 9800 Horton Road SW. You have no doubt driven by Nine Eight Hundred a  hundred times and wondered about it.  There are not too many high-rise buildings in this part of town.  If you work on the South End, it would be fairly central for you.  There is good access to MacLeod Trail and Chinook Centre.  The area has an industrial feel and has train tracks running quite nearby on the South Side. Nine Eight Hundred is a couple of long blocks South of the newly build twin towers,  London at Heritage Station.

Nine Eight Hundred is the shorter of two well known landmarks, and is not to be confused with the Pinnacle Apartments, directly North, being the taller building. One of the great features of Nine Eight Hundred is the sizeable wrap-around balconies which are available to many of the two bedroom units. It caters to a mostly mature demographic.

Nine Eight Hundred is 19 stories high and has two elevators. On the main floor you will find a social room which is utilized by the mostly senior residents.   It has a friendly air and you can drop by to do a jigsaw puzzle or chat with your neighbours over a morning cup of coffee.   Nine Eight Hundred is affordable given its solid cement construction, and I understand still has many of the original owners living there, with a good portion of the condo fees going towards the utilities which are all included – even the cable!

There is visitor parking out on Horton Road North of Southland Drive, and three stalls reserved exclusively for service vehicles.
