The Riverstone 16 story high—rise condo is situated between the Grandview and Roxboro House Condominiums right on the Elbow River.  The address is  318 26th Avenue SW, Calgary, T2S 2T9. The Riverstone was built in 1979 of concrete and brick construction and has an excellent location with access to public transportation and Downtown Calgary.  The area is quiet and serene and the building has an abundance of amenities.   Some of the penthouse units have large terraces, and many of the units have spectacular mountain and river views.

One of the first things you’ll notice about the Riverstone Condo is its unique overhead lighted canopy which will welcome you and your guests.   It is a very nice feature which sets the main entrance of the Riverstone back away from 26th Avenue and prying eyes.  It’s also a great place to park for quick deliveries, pickups and drop offs.

The main lobby of the Riverstone has a bright and airy feel.  Its expansiveness and atrium, are pleasing to the eye and welcoming.  They offer several seating areas where you can meet someone and discuss business without them having to come up the elevator. There is plenty of artwork and green plants.

To the East there is another sitting room, party room, games room, exercise room, swimming pool and tennis court. So many amenities at the Riverstone!!

The Riverstone party room has  a fully equipped kitchen, and a large coat closet.  It exits out to the Tennis Court and promenade, and can be booked through the Concierge.

The Riverstone has a large swimming pool and two jetted pools. The Fortress in the Dalhousie community of Calgary is located at 4944 Dalton Drive NW in the community of Dalhousie, just up the street from The Phoenician.   The Fortress was built in 1977 and converted to Condominiums around 1991 when the Plan #9110973 was registered.  The concrete and brick building consists of approximately 205 similarly sized apartment-style condos ranging from 700 to 875 sq. Ft. Most have a small galley kitchen with good utility.

The exterior grounds of The Fortress have more than enough parking, but I counted only 9 visitor stalls while observing that many of the snow laden and seemingly abundant, mostly outdoor, 259 assigned stalls sat, many unused across a very large parking lot.   There are several large and ominous cement walls surrounding The Fortress, complete with crenellations, reminiscent of battlements atop a castle wall. 

The three Dover elevators, lift passengers swiftly to their destination on one of the 17 floors.  The Fortress is cement construction with brick exterior.  It is situated directly on a bus route for convenient connection to the C-Train, University of Calgary, Children’s Hospital, or one of the nearby  Brentwood Mall or Northland Malls.

The Fortress has a welcoming lobby and a number of amenities most notably the swimming pool and Tennis Court.   At the time of my visit the pool was closed for renovations but a peek through the window indicated that they were nearly completed the task which was scheduled for December 2011.   It all looked very nice.

The Riverwest is one of my favourite Condominiums in the Downtown District, another brain-child of BOSA Developments who also developed the Liberté, Axxis, and Marquis Condominiums here in Calgary, in the Inner City.  It has some tremendous views, especially on the North Side.  The Riverwest Condominium Complex is comprised of the Barclay on the West, at 1088 6th Ave SW, Calgary, AB – and the McLeod on the East, at 1078 6th Ave SW, Calgary, AB. The two towers are adjoined in the underground parkade. The eye-catching golden pyramids atop both towers can be seen for miles around making the Riverwest a memorable landmark.

The Riverwest is beautifully constructed, and has large private balconies from which there are clear views in three directions. Many of the units have two well sized balconies on opposite sides of the unit resulting in full panoramic views.  The Bow river flows nearby on the North and so those units get a rare birds-eye view of the Bow River, nearby the Louise Bridge.

There is an appealing Water Feature on the South-facing entrance to the Riverwest complex, along with several 30-minute visitor parking stalls in an easily accessible valet style roundabout, which almost always seem to be available, so I suppose that is strictly enforced. There are meticulously cared for flower gardens greeting your visitors as they pull in.

In total, there are 234 Living Units in the Riverwest Condominium Complex in Calgary.   105 units in the Barclay with 23 Floors, and 124 in the McLeod with its 27 floors.  There are 2 Penthouses in each tower, each which have impressive balconies on all three directions.

The parking stalls in the Riverwest Condominium are all leased, so they are considered exclusive-use common-property.   There are four levels of parking, and the entrance is on the North side via the lane.  There are approximately 16 underground visitor parking stalls accessible by key-pad dialling to your unit.  The exclusive-use parking is separated from the visitor parking by an electronically controlled overhead gate.

02-28-2012 – See this old exercise room?  Well this month the Riverwest  converted it to a very comfortable owners lounge complete with a brand new kitchen and vending machines.  They’ve added a brand new exercise room where the social room used to be and it is full to the brim with state of the art exercise equipment.   They’ve also added what appears to be a large yoga studio.   What great changes!  While the old exercise room was seldom used, the new one gets a lot of use, even in mid-day!  Good work Riverwest!

In Summary, the Riverwest is a comfortable, well kept and established Downtown Condominium which is well run and has a high ratio of owner occupancy.   It is a desirable location and has a friendly, mostly professional demographic who take pride in ownership.
