The Riverside Quays Phase I condo in Inglewood could quite possibly be one of Calgary’s yet to be discovered most thriving condominium complexes.  Riverside Quays Phase I is located at 35 Inglewood Park SE, Calgary, which is very near Pearce Estate Park, the Bow River and Blackfoot Trail SE in the ever-popular community of Inglewood.

The 6-Storey concrete low-rise was built by Statesman in 2009. The Riverside Quays Phase I is registered on Barely-blended Condominium Plan 0914935 which is a redevelopment of Bare Land Condo Plan 0914922.  Riverside Quays Phase I  is one of a possible eleven low-rise structures which will eventually pull together to make up an entire community of health and community conscious individuals and families. The main floor houses several commercial enterprises, such as The Healing Bridge Chiropractic Centre, The Integrative Health Centre,  Inglewood Drapery Plus, Workmatics, and The Little Piano Studio.

Visitors to the Riverside Quays Phase I are greeted by a friendly concierge who provides additional security to the building.   The Riverside Quays Phase I seems to built with community, diversity and healthy lifestyle in mind. I say this because they developers have focused an inordinate amount of time and expense in developing community amenities which will appeal to todays young professional.

The gym (I call it that because it pretty much dwarfs anything else I’ve seen. It’s enormous) comes equipped with an endless supply of modern weight and fitness training equipment.  When you tire out, just take a break in the modern and spacious Quay’s Bistro (Yet to open).  All areas are accessible to handicapped persons by way of a functional and state of the art lift.  As one might expect, there is also a his and hers shower and steam facility fit for a king.  The change rooms each have three private showers and sinks.

The Riverside Quays Phase I also has an enormous Owners Lounge/Games Room on the 2nd floor, complete with a full kitchen.  The lounge/games room has two big screen TV’s and may be utilized without reservation for small groups of up to four, or by reservation for larger groups.

Also provided for its unit holders and guests is a sizable yoga studio.

Last but perhaps not least, there is a large comfortable media room which may be booked through the Concierge.

The Rocky Mountain Court Condo in Calgary is located at 221 6th Avenue S.E., Calgary, AB. and is registered on Condominium Plan 9312374.  You are definitely buying the location here, which is incredible if you want to be in the heart of things.  The Rocky Mountain Court Condo is just a block away from Calgary City Hall, and the main branch of the Calgary Public Library and it backs onto the C-Train so you can get anywhere along the 7th Avenue corridor for free, in minutes.

The building, with its 29 floors and 300 or so living units, has not been well maintained.  Still, this is reflected in the prices which for the most part seem pretty good value for what you get elsewhere in the same price range, considering all the extras.  Rocky Mountain Court is managed by Maverick Management Inc..

Rocky Mountain Court is pre-fabricated cement apartment conversions.  There are boiler-like laundry facilities on each floor which are uncomfortably hot.  This heat dissipates throughout the hallways.  On the date of my visit, the hallways were in dire need up sprucing up and were quite dingy looking.

Rocky Mountain Court has some a good selection of large & small condos, some have been  very nicely upgraded to the highest standards, while others remain in their original post-conversion state.  The well contained, large balconies unfortunately block off much of the view.

On the street level of Rocky Mountain Court, you’ll find the Well Cafe & Restaurant, The Maharaja Restaurant, the Mezza Mediterranean Grill, Bow Valley Nails, Massage & Spa and a Barber Shop.  The sweet smell of Barbeque chicken from the Mediterranean Grill fills the air all around and I couldn’t resist to try one, which was delicious.  I hear the other restaurants are also very good.

I was unable to see any of the amenities which are on the 5th floor, and apparently a separate key is required to access.  The amenities are on the east side.  You need to go through the stairwell to find them.  Should I ever chance to come back to Rocky Mountain Court, I’ll try again, or if anyone wants to send me their own photos with permission to use, I will gladly put them up.

Gateway South Centre

The Gateway South Centre is located at 11811 Lake Fraser Drive SE, Calgary. It is an impressive and large complex with great curb appeal and visibility. Access by way of Lake Fraser Gate South of Anderson Road and North of Canyon Meadows Drive. it is directly across from Bonavista Estates and very nearby Bonavista Village. There is ample shopping opportunities in the neighbouring strip mall and excellent access to the Canyon Meadows LRT station.

There are 500 living units in the Gateway South Centre, which are situated throughout the complex which can probably best be described as an inverted “G” shape, on six floors. They are accessible by way of six strategically placed elevators allowing for close proximity to the various suites. The building is concrete construction with stucco, brick and sandstone type siding. Entrance to the building is off of Lake Fraser Drive.

RESTRICTIONS

  • All pets by approval of the condo board. Birds (one if large) and fish are alright. Unit holders may board one cat or one dog but not both, providing that they are well behaved. Dogs no larger than 23 KG or otherwise approved. A non-refundable pet deposit may be required in some cases.
  • Owners leasing their units are required to pay a deposit to the Corporation.
